Environmental Due Diligence
We tailor our approach to meet the regulatory requirements of a wide range of property types, including industrial facilities, national retail chains, gasoline stations and convenience stores, horse farms and other agricultural operations, new commercial developments, redevelopment sites, and local businesses of all sizes.
Phase I Environmental Site Assessments / ASTM E 1527-21 / AAI
A Phase I ESA is the gold standard for assessing environmental risk and securing CERCLA liability protection. We follow ASTM E1527-21 and All Appropriate Inquiry (AAI) standards to deliver clear, lender-friendly reports.
If a Phase I ESA identifies potential environmental concerns, a Phase II ESA may be necessary to provide the next layer of clarity. This stage may include soil, groundwater, or vapor sampling to confirm the presence or absence of contamination. We help clients assess environmental liabilities, meet regulatory requirements, and make informed property decisions.
Phase II ESA / Subsurface Investigation
RSRA—SBA Compliant (Records Search with Risk Assessment) / Desktop Reviews
When a full Phase I ESA may not be required, our SBA-compliant RSRA reports are designed to meet both SBA SOP 50 10 requirements and lender expectations. We combine environmental databases, historical data, government records, aerial photos and maps, and local interviews to provide a risk determination.
We offer practical, straightforward guidance grounded in over 30 years of experience. We help you understand what matters, what doesn’t, and what to do next.
